How much does it cost to rent a condo in Chiang Mai?
It depends on the area, size and building. Studios and one-bedroom units in good buildings often start in the region of 6,000–15,000 baht a month, while larger or more central units — around Nimman, the river or with full facilities — typically run from 15,000 to 35,000 baht or more. Are the condos furnished?
Most condos in Chiang Mai are rented fully furnished — typically with a bed, wardrobes, sofa, kitchenette, fridge, washing machine, air conditioning and a TV. Some are offered part-furnished or bare, which we'll note on each listing. If you have specific requirements, tell us and we'll filter for them.
What is the minimum lease and deposit?
The standard is a 12-month lease with two months' deposit plus the first month's rent in advance; the deposit is refundable at the end subject to condition. Shorter stays are possible — see our short-term rentals — though monthly rates are usually higher than on a yearly contract. We'll explain the exact terms on any unit before you commit.
What's included, and who pays the utilities?
As a tenant you normally pay your own electricity and water, and internet if it isn't already provided. The building's common-area / maintenance fee is usually covered by the owner. Rates and exactly what's included vary by building, so we'll confirm the full picture on each condo before you sign.
As a foreigner, is there any paperwork when I move in?
Yes — when a foreigner moves into an address, a TM30 notification must be filed with Thai Immigration, and you'll want that record for visa extensions and 90-day reports.
