After nigh on a quarter of a century crafting premium quality houses, Chiang Mai’s homegrown real estate developer, Palm Springs, turned their attention to shaping their introductory ‘vertical residence’, THE NIMMAN condominium. Not to be confused with the developer’s very similarly named and nearby cluster of condo buildings together dubbed Palm Springs Nimman (Areca, Fountain, Parlor and the soon-to-open Royal), the noted local property concern signed up one of Thailand’s finest and award-winning architectural talents, A49, to forge THE NIMMAN condo as a modern styled, low-rise construction with clean simple elegant lines designed to stand the test of time. And which, since being announced as move-in-ready from August 2015, has rightly become a top choice of accommodation for both short-stay visits and more permanent habitation among foreigners to Chiang Mai.
In honouring the project concept, THE NIMMAN by Palm Springs is sited in a cracking locationnestled along an infinitely less frenzied side soi [lane] off Nimmanhaemin Road yet no more than a few hops, skips and jumps from the ever fashionable, spirited and dynamic goings-on of its namesake main drag with its profusion of ritzy bars, cosmopolitan restaurants, offbeat cafés, boutique outlets and contemporary art galleries. Closer still to the condo is Siri Mangkalajarn Road with its assorted cheap and cheerful Thai eateries, 7-Eleven convenience stores, coffee shops and Suandok Park home to a Tops Daily grocery store; not to mention off of the main thoroughfare and ideally convenient for aspiring and seasoned digital nomads alike, the city’s very first –and even now easily the most popular- fully-fledged co-working space, the Nimman branch of Punspace, can be walked from the condo in under 10 minutes. As can the tremendously practical and nostalgically charming Kad Suan Kaew situated on the prospering Huay Kaew Road; though opened as long ago as 1992 and so one of Chiang Mai’s earliest retail complexes, to this day KSK shopping park still attracts a heavy footfall of patrons particularly domestic folk to its 500+ shops and restaurants anchored by a Central department store, a branch of IT City, a trio of food courts, a fitness centre, a bowling alley, karaoke booths in addition to a multiplex cinema (though nowadays not many films [movies] are screened in English) and, from Thursday to Saturday every week, the fabulous ‘midnight market’ Kad Sum Murd with its pop-up stalls and mobile food trucks providing a broad range of tempting fodder in addition to low-cost clothes.
As well as a dual-barriered single point of entry and exit under the ever watchful gaze of suitably uniformed security guards, CCTV cameras are mounted throughout all common areas of THE NIMMAN by Palm Springs while access to the inside of the condo building and even to individual floors are restricted to only those issued with their own electronic keycard; and as an extra safety precaution, juristic personnel are on duty between the hours of 9AM and 6PM seven days a week. Likewise at street level of the premises are private undercover parking bays with capacity for 20 cars and separate spaces against the far wall for motorbikes. And, in the interests of staying connected, shared WiFi is available without charge in parts of the condo or, for a much speedier and more secure online service, residents can always requisition –out of their own pocket- fibre-optic home broadband internet from AIS. Recreationally, a narrow strip of garden backed by tall bushes for privacy and complete with a gathering of stone tables and seats occupies the eastern edge of the grounds. Or, taking whichever of the double lifts [elevators] to the rooftop, condo dwellers can indulge in a refreshing swim in the 10 by 5m open-air saltwater communal pool, slump into one of the reclining sun loungers adorning the wood-panelled decking around the water’s edge, drink in the stupendous unobstructed panoramic vista over the urban metropolis towards the rugged forested peaks of the Doi Suthep-Pui National Park, or else engage in a vigorous exercise session at the decently outfitted gym.

It may not feature any studio units at all but each and every one of the 62 1 bedroom, 1 bathroom condo units distributed throughout floors 2 to 7 of THE NIMMAN by Palm Springs comes fully air-conditioned and equipped with all mod cons plus, for further peace of mind, kitted out with a three-way digital door lock. Besides the relatively bijou 29.67 and 32.16 sq m units, the 37.45, 40.22 and 42.11 sq m units enjoy a more generous amount of usable space though no matter the size, all are arranged with open-plan living/dining/kitchen quarters and an attached personal balcony. Modestly decorated in a white and grey colour palette, units are supplied completely, smartly and comfortably furnished with interior presentation by Bangkok-based SB furniture.
