Taking centre stage on “The Last Piece of Land on Nimmanhaemin Road Soi [lane] 6”, The Nimmana represents the debut offering from real estate newcomer Key Star Property. Employing some of Thailand’s leading architectural and interior design talent, this mid-rise luxury condo development showcases a balance of contemporary good looks with old-world Lanna [Northern Thai] character. Although move-in ready over a year ago, The Nimmana remains both immaculately kept and professionally operated.
Justifiably promoted as the “Best Location in Chiang Mai”, The Nimmana is enviably located a mere 15 or so minute drive from Chiang Mai International Airport and just steps away from Nimman’s chic bars, restaurants, cafés, art galleries, independent boutique shops and vibrant nightlife. More or less facing the condo on soi 6 is ’Punna Place @ Nimman’, an intimate collection of eateries, premium retail concerns, fitness centres, beauty salons, a highly regarded serviced laundry as well as a sizeable branch of Chiang Mai’s native Wawee Coffee. No more than a ten minute easy stroll from The Nimmana is the ultra-modern and hugely popular Maya Lifestyle Shopping Centre; home to more than a hundred shops and restaurants, the mall also anchors a world-class cinema, a library café-cum-work space (Creative And Meeting Place or CAMP for short) open 24/7, two food courts, a fitness studio, a branch of Chiang Mai’s very own Rimping Supermarket, a weekly “Night Out Market” and, on the sixth floor (‘Nimman Hill‘), a series of rooftop bars and eateries as well as an observation platform with sweeping views of the city and surrounding local peaks. The northern end of Nimmanhaemin Road intersects with both the multi-lane Super Highway and one of the city’s principal arteries, Huay Kaew Road, with convenient access to the main campus of Chiang Mai University (CMU) with its profusion of budget-friendly food courts, coffee shops, bakeries and the picturesque Ang Kaew lake beyond which is the nearby Doi Suthep-Pui National Park while in the opposite direction is the 13th century ‘Old City’ of Chiang Mai.
On-site amenities and leisure facilities at The Nimmana are no less distinguished. Together with a conspicuous presence of smartly dressed security guards at the barriered main entrance and their discreet attendance throughout the property, the condo features video surveillance cameras in all common areas as well as keycard-controlled admission to the property from the outside and even to individual floors via the double elevators; for extra peace of mind, residents benefit from a juristic office which is staffed between 9AM and 6PM every day of the week with standby personnel outside of the stated hours. Besides the provision of an underground parking lot sufficient for approximately 210 cars, each of the condo’s three buildings enjoys a generously-proportioned resort-style lobby complete with a somewhat minimalistic gathering of comfortable sofas and coffee tables. Situated on 3 rai (0.16 hectares) of prime land, The Nimmana’s three 8-storey buildings (denoted A, B and C) are organised in the shape of an open quadrangle enclosing a dutifully maintained and wonderfully shaded 1600 sq m “English Garden” which exudes an air of tranquillity and privacy alike. At the centre of the landscaped greenery lies an outdoor saltwater infinity swimming pool –a rarity among Chiang Mai condos- with adjacent sun deck and a handful of rattan loungers. Set back from the water’s edge stand a well-equipped gym, separate-sex sauna rooms and a number of communal seating areas. Additionally, The Nimmana accommodates three commercial units on the first floor of building A; two of which are presently occupied by an aesthetics clinic and, separately, a fashion store selling pre-owned and new authentic brand name apparel, footwear, jewellery and accessories.
Although comprising a few 1-bedroom sales units which are entirely unfurnished, the vast majority of the 349 residential units at The Nimmana come completely furnished with a private, glass-walled balcony. Indeed, many of those units which are orientated due west are treated to an unimpeded panoramic vista of the looming Thanon Thong Chai mountain range against which the sun sets. Units are fully air-conditioned and, with raised ceilings and full height windows, allow in plenty of natural light and, as standard, are simply appointed with pleasing modern décor emphasising neutral shades.
The Nimmana proudly offers units in a broad range of sizes and layouts: studio units from 33.5 to 37.6 sq m; 1-bedroom units between 43.7 and 74.5 sq m, and which incorporate a “lock-off” sliding door system to segregate the living/dining area and sleeping quarters; 2-bedroom units measuring 62.3 to 116 sq m; and 3-bedroom ‘Premium Suites’ with usable space of 119.8 to 142.7 sq m. All units comprise one or more separate spacious bathrooms with walk-in, glass-panelled shower while living/dining/kitchen space is exclusively open-plan with dining table and 2, 4 or 6 chairs, a plush sofa, a liberal amount of storage space and either laminate and/or tiled flooring. On the whole, units are supplied with a fridge/freezer, microwave, at least one flat-screen TV, integrated electric hob and hood (except in studio units) and, given the lack of an in-house self-service laundry room, a washing machine; though household wares such as cutlery, crockery, glassware, bedding and even a mattress aren’t supplied by default in new sales units.
Overwhelmingly, The Nimmana is the mainstay of foreigners living at the condo either on a short-term rental basis or as a holiday let. Since opening to the public, the condo has already fulfilled roughly 35% of its 49% foreign-owned legal quota and, at the time of writing, there are but 24 of the original units (predominantly 1-bedroom on the lower floors but no studios) available for sale.
