Back in the early ‘90s, one-time homegrown property developer 103 Intelligence was readying to usher in their fourth condo project in Chiang Mai, 103 Condominium 4. Much to the chagrin of local residents who were up in arms about having the proposed new high-rise on their patch! Yet for all the demonstrations, the build went forward and 103 Condo 4 pieced together around 1994. In the beginning, unit sales were healthy then just three short years later, the Asian financial crash knocked Thailand’s housing market for six and fortunes at the condo went rapidly downhill. With units lying empty or abandoned and a backlog of unpaid condo fees, there wasn’t enough money in the kitty to even run the building let alone keep it in shape.
A decade passed and having suffered a series of arson attacks, a plague of termites and a contaminated water supply to name just a few of the woes, it’s fair to say that the condo was in dire straits. But, as it happened, fate stepped in; a new Juristic Person and committee were democratically elected, an organisational structure set up, funds borrowed and, with one of the first tasks to decide a more catchy title for the condo, a development plan compiled. A naming competition was held and lo, in 2009, Sky Breeze condominium was formally registered (by the by, 103 Condos 1, 2, 3 as well as 5 still survive in Chiang Mai!). In point of fact, the condo’s rechristening triggered a buying frenzy among westerners helping to fill the building’s 49% foreign-owned allocation!
Having weathered the storm, the condo’s enjoyed ongoing improvements and a new lease of life such that these days, SkyBreeze offers a sturdily constructed, appropriately managed and maintained piece of real estate granting a home away from home for chiefly foreigners especially the city’s snowballing population of digital nomads not to mention folks studying or teaching at Chiang Mai University.

Ascending heavenward at the end of a scantily trafficked soi [side street] off the mid-stretch of Canal Road, Sky Breeze stands the merest moments from a side gate of Chiang Mai University (or Mor Chor as it’s known locally). Taking up just shy of three square kilometres of semi-wooded, park like grounds and bearing the traits of a small town, the residential campus is loaded with academically-priced bakeries, coffee shops and eateries not least the nightly Rom Sak food court as the go-to place for the native Fai Hin salad dressing! Still on the topic of sustenance, ahead of the Faculty of Agriculture is Chiang Mai’s main branch of Royal Project shop carrying a multiplicity of hilltribe-produced seasonal fresh goods and Doi Kham-branded foodstuffs. Directly across from which, under the canopy of rain trees, is held not just CMU’s own weekly farmers’ market, but also the wondrous bimonthly Kad Gong Khong with stalls selling traditional clothing and handicrafts, flowers and plants, fruit and vegetables, street fare and simple Thai dishes. To burn off those extra calories, the uni’s home to more sports amenities than you can shake a stick at including the Olympic size open-air Rujirawong swimming pool, a stadium and a fitness centre. Condo occupants of a more scholarly persuasion or any freelancers out there will be glad to know that Chiang Mai University also plays host to a multi-storey main library equipped with AIS WiFi and free-to-use desktop computers. Not forgetting, in the far north-west corner, the alluring scenery of Doi Pui mountain’s verdant inclines mirrored in Ang Kaew lake and a spot best appreciated during sunset!
En route to Canal Road from SkyBreeze is the welcoming Noi’s Cuisine for a delicious and altogether inexpensive Italian meals and conveniently walkable from there in three minutes flat lies the hottest new player in Chiang Mai’s repertoire of co-working spaces, Hub53. And after a hard day’s working online, shortcut through the neighbouring Suk Kasame Road to paint the town red at the Rose of the North’s ultra hip dining, shopping and entertainment spot, Nimman; brimful of society bars, restaurants, boutique outlets, offbeat cafés and where Nimmanhaemin Road meets Huay Kaew at Rin Kham intersection, the uber modern retail magnet that is Maya Lifestyle Mall and the start of the Super Highway.
What about the condo’s FACILITIES?
Besides supporting electronic Easy Pass card controlled entry to the premises and CCTV cameras set up throughout common areas, manning the barrier gate to SkyBreeze condo in rotation are 24-hour security guards. Off to the left, two levels of covered private parking for more than enough cars and motorcycles.
Beyond the main entrance on the second floor, the hallway opens out into a light and airy ceiling fan-cooled lobby-cum-meeting room plainly provisioned with a half-dozen comfy cushioned two-seater rattan sofas, a well stocked bookcase and fitted out with complimentary wireless internet (residents can additionally subscribe for in-room fibre-optic home broadband from Sinet). Close at hand is the juristic office staffed Monday to Saturday between the hours of 8AM to 5PM and through the nearby double doors, a pair of lifts [elevators].
A good number of floors also boast their very own 100 square metre communal terrace strewn with potted tropical greenery and decked out with weathered wooden picnic tables and patio furniture. Although the condo’s missing a gym, right above the foyer is Sky Breeze’s pretty darn large saltwater-chlorinated swimming pool and in spite of being closed for repairs at the moment, nonetheless presents mightily fine panoramic vistas of the rolling Thanon Thong Chai hills.
