Not 200m away stretches Sirimangkalajarn’s main drag lined with 7-Eleven convenience stores, coffee shops, casual Asian eateries, the city’s only Makro Food Service for wholesale groceries and, at the junction with Suthep Road, Suandok Park featuring a Tops Daily mini-supermarket and an elevated passageway direct to Maharaj Nakorn Hospital as part of Chiang Mai University’s medical campus; plus, ideal for wannabe and pro digital nomads both, the co-working setups of The Brick on Lane 13 and, literally around the corner, Punspace Nimman.

Yet no less handy to reach from S Condo is Huay Kaew Road and, just ahead of the north-west rampart of the moated ‘Old City’, a half-dozen minutes on foot to make the older but characterful and everyday useful mall of Kad Suan Kaew; which, as it happens, now also counts a newly revamped and absolutely cracking basement food court, the Tasty Factory!
And on the selfsame thoroughfare no less, condo occupants can easily hit up more far-flung destinations in and around town by waving down an approaching red songthaew or tuk tuk, hopping either of the R1 or R3 RTC Chiang Mai Smart Buses or else get about by pedal power courtesy of the Mobike station alongside Panyapiwat Institute of Management!

Not that the soi S Condo’s secreted down sees many passersby at all but still, 24-hour security measures are in place with uniformed guards posted at the sole way in/out as well as an extensive presence of CCTV cameras across common areas. Supported by key carded entry through the main gate, the building’s outer and inner doors, single lift [elevator] and, finished with an electronic lock (which additionally scans fingerprints), to the resident’s own condo unit. Same goes to pass beyond the boom barrier leading to the condo’s underground lot which together with 29 unsheltered bays above ground, amounts to a one hundred percent parking capacity!
Complete with free WiFi access, sharing the unassumingly proportioned and quietly appointed communal lobby is a reception desk and behind, the juristic person office worked 9AM to 12PM and 1PM to 6PM seven days a week. For recreation time, S Condo enjoys a separate indoor fitness facility, lovely big open-air saltwater pooland a long strip garden at the back of the building.
