Rising a dozen storeys high amid an overwhelmingly local area made up of working Thai folk alongside university students and medical staff, Rooks Condo is tucked quietly down Soi Chiang Kham lane off the south side of Suthep Road.

From the junction with the main drag and past CMU’s Maharaj Nakorn teaching hospital, condo inhabitants need only hoof it in an easterly direction for under 10 minutes to reach the west gate of the moat-surrounded ‘Old City’; Chiang Mai’s 700+ year old beating heart for moseying, pedalling or segwaying around its network of unendingly charming streets edged by Thai wat [temples], traditional shophouse eateries, modern-day cafés and, in the south-west corner, the delightful Nong Buak Haad garden park. Steps away west from Rooks, on the other hand, are a Mini Big C convenience store, a horde of feeding and beveraging joint plus, at the meeting of Suthep and Siri Mangkalajarn Roads, Suandok Park community mall home to Black Canyon Coffee, McDonalds, Salad Terrace and Tops Daily supermarket. Better still, 700 metres ahead lies the intersection with the ever-in-fashion Nimmanhaemin Road as the port of call for many a chic bar, cosmopolitan restaurant, coffee house, retail boutique, co-working hub as well as Maya and One Nimman lifestyle malls. Otherwise, a fraction of a kilometre further on, at the meeting of Suthep and Canal Roads, is Ton Payom fresh market and just beyond, the southern entrances to the principal campus of Chiang Mai University backdropped by the forest-clad mountains of nearby Doi Suthep-Pui National Park!

Immediately inside the main doors of the property, the foyer features little more than a couple of passenger lifts [elevators] and a juristic side office occupied from 8AM to 5PM daily except Sunday.

Although Rooks Condotel does not have neither of a pool or a gym, it does at least offer a serviced laundry amenity complete with a trio of coin-operated washing machines and water-vending dispenser.

With units generally more generously proportioned than the city average for their kind, studios are between 32 to 80 square metres of useable space whereas 1 and 2 bedroom suites range from 50 to 98 square metres.
