Rental Cooperation Policy between Perfect Homes and Co-Brokers in Thailand

Perfect Homes is more than happy to co-broke and collaborate with other brokers and rental agents in Chiang Mai. However, we do have a clear policy to ensure a fair and transparent working relationship. Thailand is known for its sometimes unclear practices, so Perfect Homes has outlined our agreement on how we work with other agents within the city. The key point is that it must be profitable for all parties to ensure a successful partnership. 1. Objectives

This policy clearly outlines guidelines to increase rental opportunities and foster beneficial cooperation between Perfect Homes and co-brokers in Thailand, ensuring transparency, fairness in commission sharing, avoiding misunderstandings, and facilitating a smooth and efficient rental process.

2. Qualifications

Applicable only to co-brokers operating within Thailand (a separate policy applies to international co-brokers). Co-brokers must be legal to operate within Thailand’s real estate market. Co-brokers must be capable of issuing commission invoices/receipts upon request.

3. Commission Sharing

A 50/50 commission split applies if the co-broker participates fully from property viewing through the completion of the rental process, including tenant check-out at contract termination.
If only providing customer contact information, it will be considered a referral, receiving 10% of the commission after deducting taxes and other expenses.
Commission payments will be made within a specified period after completion of the rental and once Perfect Homes has received the commission from the property owner.

4. Property Information Sharing

Co-brokers must independently search for properties on Perfect Homes’ website to present to their clients.
Co-brokers may present properties to their clients under agreed conditions.

5. Client Registration

Before client registration, co-brokers must calculate commission values ensuring both parties receive at least 10,000 THB each after commission splits. If commissions fall below this threshold, Perfect Homes reserves the right not to accept the registration.
Required client information for registration:
- Full name and nickname
- Nationality
- Last four digits of the phone number (if applicable)
- Profile picture if contact is via Line ID, WhatsApp, WeChat, or Facebook
- Specific property code intended for client registration (co-brokers cannot register clients for all properties)
Client registration is confirmed only upon acknowledgment from Perfect Homes based on the above requirements.
Perfect Homes reserves the right to reject client registrations at any time without providing reasons.

6. Property Viewings

Co-brokers must attend property viewings to qualify for a 50/50 commission.
If the co-broker attends viewings with the client, they may coordinate additional property viewings through Perfect Homes’ agent.
Perfect Homes’ agent may decline additional property viewings if the client has already registered through another broker.

7. Negotiation and Closing

Perfect Homes is the primary agent responsible for negotiations with property owners.
All negotiations with property owners are exclusively conducted by Perfect Homes unless explicitly stated otherwise.

8. Marketing and Property Information

Co-brokers are prohibited from marketing property details beyond what is provided on Perfect Homes’ website.

9. Acceptance of Policy

Co-brokers by working with Perfect Homes automatically accept these terms and conditions.

10. Ethics and Policy Violations

Co-brokers must not misrepresent property information or engage in unethical practices.
If unethical behavior is discovered, Perfect Homes reserves the right to immediately terminate business relationships with the offending co-broker.

11. Communication and Updates

Co-brokers should directly communicate with assigned Perfect Homes agents for updates and changes related to registered clients.
