Learn all about the DESIGN & DEVELOPMENT of PromT condo!
With a luxury single-detached housing estate in the next-door district of San Kamphaeng to their name, the real estate and engineering business partnership of Chiang Mai’s Promprieng family launched their quasi-self-titled PromT condo back in December 2012.
An individual expression of modern-contemporary styling set apart by its uniquely adaptable living spaces, the low-rise construction welcomed a Buddhist blessing three years later before the project was finally tied off in February 2016.
No prizes for figuring out the LOCATION of PromT condo!
Standing just inside the limits of Jed Yod neighbourhood and sufficiently back from the northbound lanes of the Super Highway, PromT condo lies three whole minutes on foot from the mesmerisingly iconic and crowd-pulling Maya Lifestyle Shopping Centre. Plugged as ‘The Art of Retailtainment’, the mall’s home to a basement level Strolling Mart boasting both a food court and, stocking an ample array of locally sourced everyday provisions plus imported gourmet items, a branch of the hometown Rimping Supermarket; on the ground and second floors, Cosmo Boulevard and Stylish Avenue for international fashion and beauty brands; next up, Digitech Street for IT and electronics stores; occupying the fourth floor is the Food Bazaar with international restaurants and a Lanna [Northern Thai] food court; while the top floor is the Cinematic Arena comprising the principal anchors of MAXX Professional Fitness studio, a multi-screen SFX movie theatre airing all the latest film releases and the library café that never closes, Creative and Meeting Place (CAMP); atop the roof, the ‘Urban Sky Park’ of Nimman Hill with its medley of open-air bars often pumping out live music and a viewing platform granting a commanding sunset perspective of the none-too-far Thanon Thong Chai mountain range.
Immediately across the way from Maya and unquestionably the chicest destination in the entirety of Chiang Mai is Nimmanhaemin Road. Along with its eponymously named side sois [streets], Nimman offers up an eternity of extra foraging prospects, retail hits (not least at the not long opened and extraordinarily photogenic one nimman community shopping plaza with its Organic Market and free dance classes each Sunday), tons of chain and indie coffee shops in addition to five true co-working spaces, and not forgetting downtime diversions with high society nightclubs and classy craft beer, wine and cocktail lounges.
Even better for those without their own motor and costing a flat fare of just 20 baht, PromT condo’s residents can enjoy the daily convenience of hopping one of the recently introduced blue-coloured, air-conditioned and WiFi-equipped RTC Smart Buses to get to other popular spots in and around the city. Route 1 buses travel from the zoo to CentralFestival mall (and back again) via Chiang Mai University and Kad Suan Kaew mall on Huay Kaew Road, the ‘Old City’, Warorot Market and the Provincial Arcade transport station; R3 buses, on the other hand, ply a continuous loop from and to Chiang Mai Airport stopping at Central Airport Plaza mall, the ‘Old City’, the Night Bazaar and, most importantly, Nimmanhaemin Road!
But what of the ON-SITE AMENITIES at PromT condo?
PromT condo delivers the typical triad of 24-hour security protections; namely CCTV cameras keeping a digital eye on common areas, electronic keycard-controlled access to the property and, assigned next to the gated entrance at the end of the short driveway, what could be the jolliest -but nevertheless dutiful- uniform-wearing guard in all Chiang Mai!
Beyond the barrier, more than adequate parking facilities with separate understorey bays as well as a below-ground lot. Inside the humbly sized communal lobby unfussily appointed with a quartet of seriously comfy two-seater sofas, residents can take advantage of complimentary wireless internet (with a fibre-optic broadband connection in-room arranged through Sinet) or else call upon the juristic person at the front desk any time between 8AM and 5PM any day of the week.
Also sharing the ground floor, a reasonably proportioned outdoor swimming pool livened with a duo of plunging waterfall features and, on the wood-panelled decking, a handful of matching rattan chairs. Up a level by either of the stairs or one of the two passenger lifts, the indoor mini gym comes supplied with all the basics for a strenuous workout session!
So what’s special about the ROOM TYPES, LAYOUT & SPECIFICATION at PromT condo?
Tallying 70 condo units in a single 7-storey building, 1 bed rooms account for almost all of PromT’s residential scope and scale from 29 to 39 square metres. Although incorporating a fairly stunted private balcony, interiors are air-conditioned throughout, altogether furnished, nattily presented and, implementing a good quality of materials and craftsmanship, fully outfitted in the main.
In step with the developer’s strapline to “Just Move It” and really rather nifty, the sleeping area in every 1 bedroom unit can be completely closed off from (or, to maximise the amount of useable space and natural light, opened up to) the consolidated living/dining/kitchen quarters by dint of a horizontal sliding wall (shelved on the outer face) in conjunction with a set of folding doors!
