DESIGN & DEVELOPMENT by a local outfit with the broadest business horizons!
MD’ed by a transplant from Thailand’s capital and celebrating their tenth anniversary this year, the Siripanna Group has so far broken into the North’s holiday [vacation] accommodation sector with their award-winning namesake Villa Resort & Spa; food industry as producer of the Gust Cake brand of sweet and savoury goodies; and residentially, the talent behind Akaluck Sansai moo baan [housing estate] as well as the duo of Parano condominium projects.
Structured as a single building made up of eight- and five-storey wings interconnected by as many glass gangways, Parano Condo @ Chiang Mai was launched back in November ‘13; with the somewhat fancier seven-floored Grand Parano Condo made public nine months after. Despite the phased kick-offs, both properties were ready for living from calendar year end 2015 and share the same style of modern construction and interior décor.
Outer town addressed but transport linked LOCATION!
Together taking up slightly shy of three and a half rai of land, the neighbouring Parano Condos rise low at the eastern end of Mahidol Road. As well as lying literally a few steps from a 24-hour Mini Big C proximity store stacked with everyday food and household supplies, across the way stands the splendidly subdued resort mall of Promenada; though not exactly Chiang Mai’s go-to destination for a retail hit, Prom’s still home to three food courts, several standout eatery spots, thrice weekly ‘Great Night Out’ event with stall nosh, pop-up bars and live music, the biggest Rimping Supermarket in Chiang Mai for gourmet groceries and imported treats, the state-run DEPA co-working hub not to mention a multiplex SF cinema [movie theatre]!
And for a more full on one-stop shopping centre experience, not a 10 minute zip along the westbound carriageway of Highway 1141 is Central Airport Plaza; else, carry on down Sanambin Road for the freshly facelifted foreigner services division of Chiang Mai Immigration Office, the international flight hub of CNX itself or, armed with a Wing 41 Permit, shortcut to the Suthep/Nimmanhaemin Road junction.
Even folks short of their own wheels needn’t feel out on a geographic limb, so to speak, inasmuch as the R2 RTC Smart Bus now runs multiple times daily from right in front of Parano Condos all the way to the Old City’s Tha Phae Gate for just 20 baht a ride!
ON-SITE AMENITIES providing the whole works including rooftop recreation features!
Though they occupy the same plot of earth, each of the Parano buildings is railed off from its fellow condominium and stars its own set of facilities:
- Round-the-clock security guarded and boom gated entry/exit, CCTV monitoring throughout common areas and electronic keycard access system
- Street-level private parking (equating to one sheltered vehicle bay per condo unit at Grand Parano and some 40% capacity of mostly covered places at Parano)
- Complimentary WiFi-equipped ’double space’ communal lobby lounge with attached juristic office
- Twin passenger lifts [elevators]
- Indoor gym (on the ground floor at Grand Parano and on the upper deck of the five-storey wing at Parano)
- Rooftop open-air Sky Pool and garden commanding 180+ degree vistas overlooking the urbanscape and towards the forested Doi Suthep-Pui mountains
Curious about the TYPES, LAYOUT & SPECIFICATION OF UNITS at Parano Condos?
As the larger of the two developments with 185 units, Parano Condo holds a mixture of 1 bed, 1 bath condominiums in the range 25 to 32 sq m; 2 bedroom, 1 bathroom units of either 42 or 44 sq m; and 2 bed, 2 bath condos proportioned at 66 and 72 sq m. Rather more boutique a habitat, Grand Parano Condo’s single-loaded (north-facing) corridors support only 57 residential units. Complete with a lofty 2.8 metre ceiling and Samsung digital door lock are 33 and 42 sq m 1 bed, 1 bath units, 42 and 48 sq m 2 bed, 1 bath condos and 60 sq m 2 bed, 2 bath pads; while filling the highest floor, a trio of 2 and 3 bedroom penthouse suites plus-sized at 84, 98 and 118 sq m with every one boasting its very own outdoor jacuzzi!
At any rate, all of the condo units come balconied, air-conditioned and much more often than not, entirely furnished. Except for a quarter-odd of the units at Parano Condo which enjoy a separate kitchen, the rest are presented with open-plan living and can be set up with blazingly fast fibre-optic broadband internet from AIS.
