Lovingly crafted by Chiang Mai’s indigenous property developer, The Crown Company, in association with some of Thailand’s most prominent architectural minds, the fashionably titled and equally specified Moda condo embodies modern construction style incorporating high-tech energy-efficient and eco-friendly infrastructure. And aesthetically, as illustrated by the outsized yet still scannable QR (Quick Response) code which graces the low-rise building’s façade, complemented by unique design elements inspired by digital art. Move-in-ready from the summer of 2015 and the mainstay of discerning farang [foreigners of Caucasian origin] and Chinese with relatively few Thai inhabitants, Moda condo delivers an utterly exclusive and unreservedly refined living habitat just steps from the city’s most trendy and desirable stomping ground.
Set just back from the multi-lane Super Highway so benefitting from fast, direct transport connections to destinations elsewhere in the city and onwards eventually to Bangkok, Moda condo is primely positioned a mere couple of minutes saunter from the well-trafficked and decidedly futuristic-looking Maya Lifestyle Shopping Centre; besides in excess of a hundred shops and restaurants, the complex features a digital 10-screen cinema [movie theatre], a 24/7 library café (‘Creative And Meeting Place’), two food courts, a fitness studio, a branch of Chiang Mai’s own Rimping Supermarket, a gathering of hang out bars and a viewing terrace on the rooftop (‘Nimman Hill’) and, weekly, the after-dark open-air “Night Out Market” with pop-up stalls offering not only an assortment of palatable and inexpensive munchies but also bargain price apparel. And for those who simply can’t get enough of dining, shopping or entertainment, facing Maya lies the northern fringe of the hippest and hottest haunt in town, Nimman. A swanky and dynamic neighbourhood heaving to the brim with several lifetime’s worth of franchised and independent coffee houses, half the city’s complement of fully fledged co-working spaces and an eclectic medley of cosmopolitan eating establishments not to mention blessed with many an art gallery, home decoration and handicraft retailer, wellness centre, health clinic and, nocturnally, a burgeoning round up of chic beer, wine and cocktail lounges. Or else for a change of scenery or pace, intersecting with Nimmanhaemin’s main drag at Rin Kham Junction is Huay Kaew Road and an easy 20 minutes on foot along the thoroughfare stands the principal campus of Chiang Mai University (CMU) with its the visually splendid Ang Kaew lake backdropped by the lush rugged terrain of the nearby Doi Suthep-Pui National Park; while, at a comparable distance in the opposite direction, the traditional heart of the municipality, the ‘Old City’, by way of the altogether more utilitarian and ever-popular Kad Suan Kaew mall.
Beyond the presence of closed-circuit TV cameras mounted throughout all common areas of Moda condo, especially vigilant uniformed guards are permanently stationed at the barriered entrance and further access to the premises controlled through the use of a personal-issue electronic keycard so residents need not have any fears at all about safety; for further peace of mind, the juristic office is staffed daily from the hours of 9AM to 6PM. Sheltered for the most part, the on-site private car parking allowance amounts to roughly a quarter of the overall residential capacity with separate space allocated for motorcycles or push bikes and the open lot immediately in front of the condo’s single building serving as an overflow for additional vehicles. Indoors, complimentary shared WiFi is available in and around the communal lounge situated to the rear of the double lifts [elevators] and reception desk though residents can always arrange –out of their own pocket- speedier fibre-optic broadband through the local Internet Service Provider, Sinet. For those keen to keep in trim, the property enjoys a modestly proportioned but admirably equipped gym facility bordering which is a respectably sized outdoor swimming pool with saltwater chlorination and, around the water’s edge, wood-panelled decking adorned with a handful or so of sleek, low-slung rattan chaise longue in the company of a three-piece wicker pod glass-topped table and cushioned chairs.
Despite being absent of studio rooms, almost 90% of the units at Moda condominium comprise 1 bedroom, 1 bathroom from a somewhat cosy 32.23 or 32.94 sq m to a more generously proportioned than average 42.78 to 50.65 sq m; the 2 bedroom, 2 bathroom units, on the other hand, encompass between 72.29 and 76.52 sq m of usable space and, with no exceptions, are laid out in open-plan living/dining/kitchen form. Occupying floor two upwards of the 7-storey development, each and every one of Moda condo’s 59 select units comes contemporarily and sumptuously furnished with attached balcony (commanding either of city or mountain views), engineered wooden flooring, fully air-conditioned, at least one bathtub and, as an added security measure, outfitted with digital door locks. Presentation throughout is, not to put too fine a point on it, seriously classy, comfortably inviting and finished to an exemplary standard using a premium quality of materials. Boasting large windows, interiors admit plenty of natural light which only serves to accentuate the gorgeous Earth-toned fittings, fixtures and décor.
