Launched at the tail end of 2015, the condotel is founded on the endearing concept “We will take care of you forever” and accommodates modern well-presented units in an outstanding location poised at the very confluence of three landmark neighbourhoods and within near proximity to the largest academic campus in all Chiang Mai.
Hidden down a small unnamed alleyway off the middle reaches of Canal (Irrigation) Road, Huay Kaew Condotel lies merely three minutes walk from the popular Thai neighbourhood of Chang Khian with its lively day markets and 24 hour Tesco Lotus Express convenience store. Scarcely a five minute stroll further along Huay Kaew Road is Malin Plaza upon which now stands the recently designated Chiang Mai Complex home to a branch of Café Amazon open round-the-clock, an outsized food court serving domestic and western dishes, Japanese and Korean restaurants as well as the wonderfully atmospheric –though ever-bustling with young fashion-struck Thai students- nightly pop-up market Kad Na Mor filled with yet more terrific value eats and shoestring-priced clothing stalls. Easily accessible from either the northern entrance on Huay Kaew Road or, alternately, by way of a side gate on Huay Kaew Soi 3, the main campus of Chiang Mai University (CMU) is but a 10 minute saunter from Huay Kaew Condotel; sited on almost three square kilometres, the town-like and still partly-forested grounds of which feature an abundance of highly affordable food courts, coffee shops and bakeries as well as a post office, a variety of Thai banks, the computer- and WiFi-equipped main library and, in the north west corner, the especially scenic Ang Kaew reservoir directly behind which are the wooded slopes of the Doi Suthep-Pui National Park. Immediately to the north east of Huay Kaew Condotel is the area known as Jed Yod populated mostly by local Thai folk and home to the 15th century –and little visited- eponymous temple as well as, dare we say, recognised for its fair share of ’drawn-curtain’ love hotels! Reachable on foot (optionally via the nearby co-working space, Addicted To Work) in around 15 minutes from the condotel is the futuristic-looking and well-trodden Maya Lifestyle Shopping Centre intersecting with the multi-lane Super Highway and the northern periphery of Nimman, Chiang Mai’s trendiest stomping ground with its collection of upmarket bars, cafés, restaurants and boutique retail concerns.
Within 600m south of Huay Kaew Condotel along both sides of Canal Road exist a multitude of shops (including two 24 hour 7-Elevens), hole-in-the-wall eateries, mobile street food vendors and a filling (gas) station. Situated in front of the property are a coin-operated water-vending dispenser and a trio of covered self-service washing machines. Round from which is a hair salon and, next door, the lobby of Huay Kaew Palace 1; inside is the reception desk shared with the condotel where personable and obliging staff are always on duty and a juristic person is available Monday to Saturday between the hours of 9AM and 5PM. Besides a rather understated presence of security guards watching over the premises at all times of day and night, CCTV video cameras are mounted in all common areas of the property. A double lift (elevator) and under building street level parking are provided though, of the latter, sufficient only for 17 cars and little more than 10 motorbikes. On-site complimentary leisure facilities are limited to a reasonably sized outdoor communal swimming pool with wooden sun deck, pair of padded recliners and row of greenery-adorned stone planters together with a spacious albeit somewhat sparsely outfitted gym; although neither of the amenities command any views to speak of, equipment is at least up-to-the-minute and scrupulously maintained. Shared WiFi is freely supplied throughout the single 8-storey building or residents can choose to set up an in-room private, high-speed fibre-optic broadband connection courtesy of the Internet Service Provider, Sinet (for which supplementary subscription charges will apply).
Occupying the whole of the condotel’s second floor are the hotel rooms with, in total, 60 condo units divided equally among each of the upper six storeys. Completely furnished, air-conditioned and with a small attached private terrace, all units are contemporarily –and smartly- styled with tiled floors. With optimal use of interior space, units boast near full height windows which admit generous amounts of natural light with corner units orientated in a north westerly direction enjoying partial vistas of the looming mountain peaks.
Each of floors three to eight consist of three 29 sq m studios, five 1 bedroom units differing in size from 34 sq m to a roomy 43 sq m and two 2 bed units also of 43 sq m. Every condo unit is laid out with open-plan living, dining and fully installed kitchen, and is appointed -as standard- with fridge/freezer, electric hob and extractor hood, flat-screen TV, table and either of two or four chairs, two- or three-seater sofa and no shortage of storage capacity; some additionally lay claim to a microwave and a writing desk but all original units are absent of household linens as well as kitchen wares. Without exception, all units incorporate only a single bathroom with walk-in glass-panelled shower enclosure while separate sleeping quarters, even in the more compact studio units, don’t feel at all cramped.
Currently, foreigners represent 90% of inhabitants at Huay Kaew Condotel and clearly benefit from the flexible stay options of everything from just a night, a few weeks or several months to a full term rental of a year.
