Can foreigners buy a house in Chiang Mai?
A house comes with the land it sits on, and foreigners cannot own land outright in Thailand — so buyers usually own the building while holding the land on a registered 30-year lease (renewable), through a genuine, operating Thai company, via a usufruct, or in a Thai spouse's name. Note that a Thai company used purely as a nominee shell to hold land for a foreigner is illegal — the company route only works if it's a legitimate business. How much does a house cost in Chiang Mai?
It depends on size, location, land area and whether there's a private pool. Modest two- and three-bedroom homes often start from around 2.5–5 million baht, while larger family houses in sought-after areas — especially with a pool or near an international school — typically run 6–15 million, and luxury villas go higher. What should I check before buying a house?
Confirm the title deed (a Chanote / Nor Sor 4 Jor is the strongest), the exact land boundaries and area, legal road access, the city-plan zoning, and that any additions were properly permitted. These are the details that most often catch buyers out — which is why we verify the title and the plot on every home before arranging a viewing, and support you right through to the transfer at the Land Office.
What are the costs and taxes when buying?
The main costs at transfer are the 2% transfer fee (on the Land Department's appraised value), withholding tax, and either specific business tax of 3.3% or stamp duty of 0.5%, depending on the seller's circumstances. Who pays which share is agreed in the sale contract — we help negotiate this and give you a clear breakdown before any deposit is paid. There's also a small annual property tax to budget for.
Which areas are best for families and international schools?
Families tend to buy in the greener, more spacious districts.
