How much does it cost to rent a house in Chiang Mai?
It varies with size, location and whether there's a private pool. Simpler two- and three-bedroom homes often start in the region of 15,000–30,000 baht a month, while larger family houses in popular areas — especially with a pool or near an international school — typically run from 35,000 to 80,000 baht, and luxury villas go higher. Are the houses furnished, and who maintains the garden and pool?
Many houses are rented fully furnished, though some are part-furnished or unfurnished — we note this on each listing. Where there's a garden or pool, the arrangement varies: on some rentals the owner covers a gardener or pool service, on others it's the tenant's responsibility. What is the minimum lease and deposit?
The standard is a 12-month lease with two months' deposit plus the first month's rent in advance; the deposit is refundable at the end subject to condition. Some owners prefer longer terms for houses. Shorter stays are sometimes possible — see our short-term rentals — usually at a higher monthly rate. We'll set out the exact terms on any home before you commit.
Can I keep pets?
Houses are far more pet-friendly than condos in Chiang Mai — many owners are happy to allow pets, especially with a garden, though it's always agreed with the owner and sometimes involves a small additional deposit. Tell us you have pets up front and we'll focus on homes where they're welcome.
Which areas are best for families and international schools?
Families tend to look toward the greener, more spacious districts. Mae Rim is popular for those near Prem, while Hang Dong, San Sai and Saraphi put you within reach of several of Chiang Mai's international schools with more house and garden for your money than the city centre. As a foreigner, what paperwork do I need when I move in?
When a foreigner moves into an address, a TM30 notification must be filed with Thai Immigration — you'll want that record for visa extensions and 90-day reports, and in practice the owner or agent files it.
