CONDO DEVELOPMENT by local real estate top dog!
Since incorporating in 2003, Karnkanok have cooked up a residential storm in Chiang Mai with a barely believable 80-odd properties as yet! Besides commercial premises, gated estates and town homes, KKN’s housing assets extend to The Trio, One Plus, Baan Suan Greenery Hill and Rajapruek Greenery Hill condos as well as their earliest ever to grace this here provincial capital, Jed Yod Greenery Hill.
Also known as Karnkanok 3 by reason of being the developer’s third project and sympathetically designed to be at one with the environment, the solidly constructed building of Jed Yod Greenery Hill was finished up in 2007 with 67 units divided between two five-storey condo blocks interlinked by breezy open-sided corridors.
A LOCATION in the suburbs as leafy as it is sleepy!
Taking up a touch over 1.5 rai inside its characteristically Thai namesake neighbourhood and shaded on the sunniest aspect by a grove of tall bamboo, Jed Yod Greenery Hill rests amid a naturally verdant setting and peaceful air on the one-way Liab Klong Song Nam.
At intervals along the side road stand mom-and-pop corner shops, cafés and eateries to satisfy everyday needs together with the cheerfully reinterpreted
potting shed of Baby Sprouts for a healthy helping of take-out fruit or veg salads fresh from Punsuk hydroponics nursery next door. While ideal for occupants who care to saddle up recreationally or competitively, just a few minutes’ walking time from the condo is among the biggest horse riding facilities in the North, Laddaland Equestrian Club.
Not 150 metres due west of the stables stretches the Outer Ring Road allowing convenient travel to several of the city’s hot spots. For a start, straight across the highway lies the mountain-backed green sois [lanes] of Chang Khian; an area worthy of repeated visits for its delightfully domestic farmers’ market on Monday afternoons and at Suan Pailom moo baan each Saturday from day break, ‘Nana Jungle’ for crisply baked artisan goodies and rustic produce.
Or where Canal and Huay Kaew Roads meet at Phucome intersection, motor in a south easterly heading to make the uber-contemporary Maya Lifestyle mall and the trendiest destination in all Chiang Mai, the Nimmanhaemin strip; home to hoards of dining venues, entertainment hangouts, watering holes, co-working hubs, cosmopolitan restaurants and boutique retailers.
In the opposite direction from Phucome and no more a struggle to reach is The Chiang Mai Complex’s multiple food zones supplying student-priced finger-licking Asian and western dishes. Not forgetting at Malin Plaza, the fabulously atmospheric evening pop-up market of Kad Na Mor popular
with image-aware Thai youth for its new-fashioned wearables and accessories. Then only the shortest stroll away is the main entrance to Chiang Mai University; covering roughly three square kilometres, the semi-wooded campus features a host of canteens, coffee shops, bakeries, post office, PC-equipped public library, major Thai banks and, a must-view at sundown, the seriously picturesque Ang Kaew lake framed by the forested slopes of Doi Suthep-Pui National Park.
Now to elaborate on the COMMUNAL AMENITIES!
Although security services at Jed Yod Greenery Hill have been scaled back in the last couple of years with only a night-time guard now on the books, 24-hour surveillance video cameras still occur around the place and either the scan of a fingerprint or the swipe of an electronic keycard to step foot through the building’s main doors.
Claiming most of the ground floor is covered vehicle parking and, numbering more than the sum total of condo units, space enough for 80 cars at least. On the same level, there’s a fun-size common room kitted out with free-to-use wireless internet and separately, an even teenier lobby with attached juristic office open 9AM to 6PM daily bar Sunday plus a central lift [elevator].
Hopping which gives access to the surprisingly well provisioned and up-to-date ‘fitness suite’, sauna and, on the mid-positioned mezzanine deck outside, respectably proportioned swimming pool complete with integrated jacuzzi.
A mixed bag of CONDO TYPES & SPECIFICATIONS with something for everyone!
By any measure, Jed Yod Greenery Hill’s residential units offer pretty voluminous quarters with
the very smallest studio 39 sq m to upwards of 50 sq m. The condominium’s single floor 1 and 2 bedroom pads vary between 64 and 82 sq m whereas its 1, 2 and 3 bed duplexes, some with a double-height ceiling or spiral staircase, weigh in at a more considerable again 90 to 175 sq m.
Starring up to three wide private balconies, condo units most commonly come fully furnished and air-conditioned in a perfectly proportioned open-plan living/dining/kitchen arrangement. With in-room broadband buyable from 3BB, the bulk of interiors have been modernised to differing extents and count a few no-expense-spared remodelled condominiums.
