Today was my first opportunity to visit the Dcondo Sign Condominium located next to Central Festival Chiang Mai. The building boasts 800 rooms in two styles 30 sq meters 1 bedroom or two bedroom units at around 60 sq meters.
Currently they are in the process of final inspections before the transfer of ownership begins. The banks were present including Siam Commercial bank and Kasikorn Bank, Both keen to hand out loans to the right clients that have already reserved their units.
The is no doubt that since it launched nearly two years ago there has been a lot of chatter about this building. The main reason they were brave enough to go so big and so bold was their name “San Siri”. San Siri is a well known brand with many Bangkok followers. In the past they have proven to be easy to flip in the short run or generated nice returns for owners in the medium term.
I must admit I was skeptical on entry to the premisses not to sure what to expect. There was plenty of parking today but the reality is there is only enough parking for 20% of the building units if they all owned a car. So will it be enough? We will have to wait and see.
Once through the main entrance way you enter what can only be descried as a huge court yard with an undeniably amazing pool. After seeing so many poor excuses for a pool this is surely now the biggest in Chiang Mai and perhaps northern Thailand. This is certainly a sales feature and I am sure there are more than a few westerners that will put up with the non central location so that they can spend much of their time lounging by the pool.
The Gym is also well equipped though I am sure adequate seems a little small for 800 units. Then each 4 blocks has its own entrance way and laundry room.
I did not have a chance to visit the 60 sq meter units though I am expecting to early next week. I would like to commend the finishing of the 30 sq meters though compact they were not badly laid out with their separate bedroom and separate kitchen.
They are not exactly ready to move in as you will need additional furnishings and kitchen equipment before you can call this place home, which is not included in the sales price from San Siri.
With the official transfer dates looming. It will be interesting to see how many properties hit the market for resale of their contracts. The first few are on my desk and are just hitting Perfect Homes’ main site.
I will be keeping and eye on rental rates and resale of the units keenly over the near future.
