What's the difference between foreign freehold and Thai quota?
Every condo building is split 49% foreign quota / 51% Thai quota. A foreign-freehold unit is registered in your own name and is the most straightforward for overseas buyers, so these often carry a small premium. Units in the Thai quota can still be bought by a foreigner but are usually held via a registered long lease — different paperwork and protections. We'll always tell you which quota a unit sits in.
How much do condos cost in Chiang Mai?
There's a wide range. The main ongoing cost is the common-area maintenance fee, charged per square metre per month, which covers security, cleaning, and shared facilities like the pool and gym. What's the buying process, and do I need to transfer money from abroad?
Typically: reservation deposit, then a sale-and-purchase contract, then transfer of ownership at the Land Office. For a foreign-freehold unit, the purchase funds must be brought into Thailand from overseas in foreign currency, and your bank issues a Foreign Exchange Transaction (FET) document that's required to register the unit in your name.
