Over the past 18 months, Chiang Mai has witnessed a notable shift in how people play, train and socialise through sport. Once dominated by outdoor pitches and courts, the city is now experiencing a rapid expansion of indoor recreational facilities, driven by lifestyle changes, climate realities and a growing, youthful population with global influences.
The momentum began in mid-2024, when one of Perfect Homes’ clients purchased land specifically to develop an indoor tennis court centre. Tennis has long been popular in Chiang Mai, but the new facility quickly highlighted a pent-up demand. Whilst many residents enjoy the sport, playing outdoors in Northern Thailand’s heat — and certainly during the rainy season — is far from ideal. Indoor courts offered a solution: consistent playing conditions, protection from the elements, and a more comfortable experience year-round. Demand surged almost immediately, confirming that indoor sport was not simply a convenience, but a necessity for sustained participation.
By the end of 2024, this trend broadened beyond tennis. Another client leased more than 1,000 m2 of indoor space to establish a basketball centre. Basketball has been growing steadily in popularity, appealing to both local Thai players and overseas residents living in Chiang Mai. The indoor format allowed for regular training, leagues and youth development without weather interruptions. Importantly, it also created a social hub, reinforcing sport as both recreation and community building.
The year 2025 marked a further evolution with the arrival of paddle and pickleball — two fast-growing sports that have exploded in popularity globally. Chiang Mai was no exception. Perfect Homes were directly involved in three major transactions linked to this phenomenon.
The first was a substantial 3,500-square-metre warehouse, successfully transformed into a paddleball centre. Its size allowed for multiple courts and strong commercial viability from day one.
This was followed by two additional leasings of bare sites, where operators planned purpose-built, covered arenas for paddle and pickleball. These developments went well beyond basic courts. Plans included saunas, ice baths, food and beverage outlets, and other complementary sports and wellness features. This signalled a shift toward integrated lifestyle destinations rather than single-use sports venues.
Towards the end of the year, Perfect Homes began working with an operator focused on junior football. The requirement was for more than 1,500 m2 of space to create an indoor-outdoor soccer pitch catering to children and teenagers. This project reflected growing parental awareness of structured sports development, safety and year-round accessibility — factors that indoor or covered facilities can uniquely provide.
Looking ahead, the trend shows no sign of slowing. There is a rising awareness of health and fitness among young people, coupled with an influx of digital nomads, students and younger professionals choosing Chiang Mai, even if only temporarily. These groups bring expectations shaped by international cities, where indoor sports and climate-controlled facilities are standard.
Chiang Mai’s indoor sports boom is more than a passing trend — it represents a structural change in how recreation, property use, and lifestyle intersect in the city. As demand continues to grow across age groups and sporting disciplines, well-located indoor and covered facilities are set to become a permanent and increasingly valuable part of Chiang Mai’s urban landscape.

I am a league tenpin bowler and I think I saw there was a bowling alley but now closed. That is a shame as it is a sport for all ages and it is excellent exercise. Do you know if there are any plans to build one? I am sure there would be a demand for it.
Hi Harry, Yes, sadly all tenpin bowling alleys in Chiangmai have been closed for sometime now. Though there is demand in Chiang Mai and recently I have seen plans for a new one! Lets hope it goes through! It will be great to see Tenpin bowling back in Chiang Mai!
