Among the biggest perks of condo living is only having to look after the inside of your unit with the care of the building and shared property covered under a Common Area Maintenance fee. The fifth residential project of local real estate legend Karnkanok (KKN), whose accomplishments also include The Trio, the various One Plus branded condos, not to mention Jed Yod Greenery Hill and Rajapruek Greenery Hill. Despite its completion in January 2009, the modern style low-rise Baan Suan Greenery Hill has consistently sustained an unflawed track record for condo administration and upkeep.

It is occupying a site of more than two rai close to the foot of the eye-catching Thanon Thong Chai mountains that loom over Chiang Mai. Baan Suan Greenery Hill is hidden away down a small soi upon which seldom a soul treads and little but bird song fills the air.
Right across the way from the condos are coffee shops, garden variety Thai eateries, as well as the Chiang Mai International Exhibition and Convention Centre. Residents need only stroll for the few minutes it takes to reach the Rural Road. Not a quarter of an hour along in the direction of the Doi Suthep-Pui National Park stands the uniquely offbeat Moo Baan of Suan Pailom; home, from sun-up every Saturday, to one of Chiang Mai’s highlight farmers’ markets ‘Nana Jungle’ with its bountiful supply of freshly baked goodies and homespun foodstuffs.
While Baan Suan Greenery Hill basks in the sense of splendid seclusion, it’s conveniently located just 500m from the Canal Road stretch of the Outer Ring Road. As a result, it takes three minutes to drive to Chiang Mai’s top sports complex, the 700th Anniversary Stadium and the scenic Navamin lake; a touch more than double the time to arrive at Nimman and, with a good tailwind, still less than ten minutes to get to CentralFestival shopping mall!
Quality ON-SITE FACILITIES
Over and above the protection afforded by being situated in an out-of-the-way corner of Chiang Mai, many lone uniformed security guards are deployed round-the-clock at the one-and-only entranceway into Baan Suan Greenery Hill. Beyond the gates, private street-level parking for 80 cars plus separate spots for motorbikes and bicycles is under observation. CCTV cameras with a fingerprint recognition system restrict access to the innards of the condo building. First, stop indoors, the favourably proportioned, serviceably furnished and WiFi-equipped communal lobby. Immediately behind this, the juristic office is occupied from 9 AM to 5 PM Monday to Sunday by Baan Suan Greenery Hill’s ever affable and accommodating estate manager.
Steps away, passed the single passenger lift [elevator], lies the foliage-swathed outside space from which to revel in some serious ‘me’ time by availing of the property’s immaculately-kept leisure amenities. Taking pride of place is the 16×5.5m mosaic-tiled swimming pool bound by wood-panelled decking graced with several ground-hugging curved rattan loungers and edged by a string of verdant palm trees offering privacy and shade alike. Besides a sauna room and a small but sufficiently provisioned gym, there’s a smashing circular sunken jacuzzi for an alfresco therapeutic soak, along with an ensemble of contemporary garden furniture for those moments of quiet introspection!
Various ROOM TYPES, LAYOUTS & SPECIFICATIONS
With 78 residential units over five floors, the two main sections of Baan Suan Greenery Hill’s C-shaped condo building connected by a single-loaded corridor. Rooms are lavishly sized, and even the tiniest studio unit offers 40 sq m of habitable space – that’s nothing short of 33% larger than the city average for its kind! Otherwise, 1, 2 and 3 bedroom units up to an enormous 297 sq m are present, with the uppermost storeys home to a number of duplex penthouse suites.
Supplied fully furnished and air-conditioned with 2.8m high ceilings. Private terraces and hard-wired internet through a choice of providers, units enjoy an open-plan living/dining/kitchen layout, appointed with comfort in mind and often finished to a highly luxurious standard. And now for the not so good news: Baan Suan Greenery Hill condo achieved its 49% foreign-owned quota right at the outset. Re-sale units from existing non-Thai owners do crop up now and again but, in truth, units are usually only available to rent.
