dcondo campus resort a chance to “start your day in style”

With a ‘Family’ lineage spanning more than three decades, listed Thai property developer Sansiri has secured a trusted repute for parenting premium quality, smartly presented, functionally progressive and well managed real estate. Testimony to their credentials, every single one of the 546 units in their entrant residential development in Chiang Mai, dcondo campus resort, was snapped up off-plan within an astonishing 90 minutes of pre-sale opening with the more enthusiastic potential buyers even camping out overnight in anticipation! Justly bestowed the distinction of ‘Best Developer’ at the celebrated Thailand Property Awards 2013 in recognition of their past achievements, Sansiri announced the move-in ready status of dcondo campus resort to an expectant Chiang Mai in May of the following year. Like its younger relatives d’VIENG Santitham, dcondo sign and –adjoining which- the newest born dcondo nim, dcondo campus resort’s Neoclassical style architectural form is designed to capture a seamless blend of old-world Lanna [Northern Thai] grace with modern-day finesse.

Located at the western limit of Suthep Road in the distinctly Thai area of Lang Mor on the southern boundary of Chiang Mai University’s main campus and -perfect for hiking, trail riding or nature buffs- nestled serenely right at the foot of Doi Suthep mountain, dcondo campus resort feels wonderfully secluded yet offers every conceivable everyday amenity (not least an exceptional local food scene) and much more within easy reach. Caffeine lovers especially will rejoice knowing that, without ever leaving the condominium complex, no less than two cosy cafés feature in the on-site B-Avenue commercial plaza and, flanking the short accessway that leads to dcondo campus resort, a further three coffee houses including one of the CMU branches of the excellent Roastniyom. Vegetarians will likewise welcome having doorstep access to the popular Pun Pun restaurant serving a diversity of locally sourced and mostly organic, imaginative, affordable and healthy meat-free Thai dishes. Roughly a few minutes stroll from the property stands a recently opened and sizeable 24-hour 7-Eleven convenience store while 100m farther lies the main southern entrance to the University within which are a wealth of economically-priced food courts, coffee shops, bakeries and, in the north west corner of the academic grounds, the pretty Ang Kaew lake backdropped by the verdant hills of the National Park. Barely more than a 10 minute walk from dcondo campus resort is the second southern gateway to the University inside which, the first Thursday and Friday of every month, is hosted the latest addition to Chiang Mai’s fast growing trend of farmers’ markets, the outstanding Kad Gong Khong; on the far side of the market near the Faculty of Agriculture is the city’s principal retail outlet of Thailand’s ‘Royal Project’ stocking an extensive variety of hilltribe-produced Doi Kham-branded seasonal fruit, vegetables and herbs as well as juices, jams, honey, highland brown rice, coffee and epicurean meats to name just a few. For a more traditional wet market, Kad Ton Payom –south east of the intersection of Canal (Irrigation) and Suthep Roads- is open daily while en route to the nearby –and ever in vogue- Nimman neighbourhood is the Wing 41 branch of Kasem Store, a perennial favourite among Thai folk and foreign expats alike boasting an old-fashioned grocery shop experience with a veritable treasure trove of nothing but imported foreign foodstuffs and tempting home-made bakery items. But it’s after dark that Suthep Road really comes alive with a seemingly interminable gathering of nightly street food vendors producing a multitude of freshly prepared and inexpensive gastronomic delights.

Standing watch over the barriered entrance to dcondo campus resort day and night are a presence of duly uniformed security personnel supplemented by CCTV cameras covering all common areas of the property both inside and out with admittance to the main residential buildings controlled by means of a personal-issue electronic keycard; for added reassurance, residents benefit from a juristic office which is staffed round-the-clock every day of the week. Besides the provision of approximately 160 outdoor designated car bays, separate parking for around 150 motorbikes and complimentary use of a push bicycle for up to three hours per day, each of the three condo buildings incorporates an attractively –and individually- decorated communal lobby complete with array of comfortable seating options; adjacent to which are the double lifts (elevators) and a laundry room housing a number of coin-operated washing machines or, alternately, residents can avail of the highly regarded Em’s Laundry service with daily collection and next-day return of clothing. Free WiFi is available throughout shared areas or else residents can self-arrange –at their own expense- a private, high-speed home broadband connection through whichever of 3BB, AIS, Sinet or CAT Internet Service Providers.

Constructed on more than 8 rai (1.28 hectares) of land, dcondo campus resort’s three detached 6-storey low-rise condos (referred to as Towers A, B and C) are laid out in a trilateral shape around an expansive and immaculately kept tree- and hedge-lined central lawn with a handful of matching wooden picnic benches. Surrounded by a continuation of the lush tropical greenery and positioned closest to the mountain is a decent sized outdoor swimming pool and, bordering the water’s edge, an eye-catching dual-storey, semi-open Clubhouse supporting an assemblage of rattan chairs at ground level and, upstairs, a well-equipped self-contained ‘Fitness Room’.

Each unit at dcondo campus resort comes fully furnished and air-conditioned with large windows so interiors are bright with contemporary -and tasteful- appointment to a high standard. Containing only studio units that, although compact at 29.41 to 35.50 sq m, are configured to maximise the amount of habitable space with a combined living/dining environment, one bathroom, separate kitchen and attached modestly proportioned private balcony.

In accordance with the ethnic demographic of the area, dcondo campus resort is home for the most part to Thai persons (with university students the target market) though foreign residents –young and old of mixed nationalities- do comprise a moderate percentage of the overall occupancy rate.
