Hillside Payap Condominiums budget digs amid Chiang Mai ‘urban village’

Though not nearly as widely known as their earlier Hillside 1Hillside 2Hillside 3 and Hillside 4 branded condos, the Hillside Payap Condominium project’s trio of back-to-back eight-storey residences (numbered 7, 8 and 9) are no less a part of the V Group’s property empire in Chiang Mai.

Sweetly secluded Hillside Payap may feel but the Chiang Mai Business Park’s conveniently bounded on three sides by major thoroughfares so making destinations beyond the condos is a breeze! Mere moments to the west runs the Chiang Mai-Lampang Road [Highway 11] for the speediest access to Bangkok International Hospital and wholesale titan, Siam Makro. Barely a quarter of an hour’s walk to the east is the Inner Ring Road [Highway 3029] and en route, the Mae Khao stream-edged principal campus of Payap University with its al fresco Manna canteen and Sirindhorn Learning Resource Centre for crack Thai language programmes. A similar klick and a bit away to the north lies the Chiang Mai-Doi Saket Road [Highway 118] and the nearby monster of a mall, CentralFestival; extendin’ over six levels, the technologically advanced but easily navigable Fest hosts in excess of 300 shops and eateries not to mention anchoring a Central Department Store, the ‘Truly World Class’ Central Food Hall, a hi-tech multiplex cinema [movie theatre] with 2D, IMAX and 4DX screens, Chiang Mai’s only ice-skating rink [Sub-Zero], a Virgin Active fitness club and, most beneficial for residents lackin’ wheels, a fleet of complimentary minivans and songthaew shuttling folks every day of the week to designated stops throughout the Night Bazaar, Nimman, the ‘Old City’, CentralPlaza/Chiang Mai Airport plus The Brique Hotel and Centara’s Khum Phaya Resort & Spa in the Chiang Mai Business Park itself. Or else for just 20 baht a ride, board the R1 RTC Smart Bus from in front to hit up Tha Phae and Chang Phueak Gates, Kad Suan Kaew and Maya shoppin’ centres, Chiang Mai University or the Zoo!

Stayin’ on the topic of transport, Chiang Mai’s Arcade Bus Station is also a sub-20 minute leg stretch from Hillside Payap condos; for venturing around the city, on hand are blue and yellow licensed cabs, motorcycle taxis, white municipal buses, red songthaew and tuk tuk whereas for journeys further afield, single- and double-decker coaches travel to other provinces in Northern Thailand, Isaan and Central regions, Bangkok, Hua Hin, Phuket island and even hop the border to Luang Prabang in Laos!

More a visual deterrent to have-a-go prowlers than anything, solo security guards plonked at the main doors to Hillside 7 take it in turns to keep watch over the premises round the clock. But, at each of the three condo blocks, not without the added presence of closed-circuit TV video cameras scanning shared areas as well as keycard-restricted entry.

Save for a limited quota of overhung vehicle bays skirting each of the condo buildings, parking’s largely open-air and uncovered with absolutely no shortage of places on the grounds and on-street for residents to dump their motor!

Indoors, all of the Hillside Payap condos feature a juristic office worked from 8:30AM to 5PM daily except Sunday, a solitary passenger lift [elevator], and a basic sofa seated communal lobby with that of Hillside 9 the most spacious of the lot. Although minus a pool and exercise room of their own, Hillside 7 enjoys a hair salon, internet café and branch of Lanna Yoga while Hillside 8 holds a serviced wash shop.

Nine times out of ten, coming furnished and air-conditioned in full with all-in-one living/dining/kitchen space and either of a single or twin wide private balcony.

Interior-wise, plenty of the condo units at Hillside Payap still exist in their original state and though many are perfectly liveable, more than a few units have since been modernised one hundred percent with the decorative style and appointment of course shaped by the individual owner. No matter the look and feel of the condo, residents can sign up for a paid home broadband subscription through either of 3BB or TrueOnline Internet Service Providers.
